We recommend a survey at the commencement of the lease to include digital photographic records – this ensures any pre-conditions that may exist with the building are both documented and illustrated in full. This protects both parties and a formal lease agreement ensures everyone understands their respective obligations in regard to the premises.
Note to Landlords
Any financial settlement must only relate to actual loss incurred as a result of a tenant’s failure to comply with the lease. A building cannot be expected to be returned in new condition – only the condition dictated by the lease covenants taking into consideration the pre-lease condition survey.

It is essential to evaluate all lease covenants and obtain dilapidations advice at pre-lease stage and to have a pre-lease condition survey carried out.
